Annual running costs
The purchase is a one-off. Ownership is not. Cyprus has no annual national property tax, but a handful of local charges, communal fees and utility standing costs recur every year, and they decide whether a holiday home is comfortable or irritating to hold.
There is no annual property tax
The national Immovable Property Tax was abolished with effect from 2017 and has not returned. Guides that still quote a rate against your 1980 value are describing a tax that no longer exists. What remains is local: charges raised by your municipality or community council, the sewerage board, and — for anything in a shared building or complex — the management committee.

These are market ranges observed across Cyprus, not statutory figures. Local charges vary sharply between municipalities and are usually assessed against the property's 1980 valuation, so two similar homes in different districts can be billed very differently.
Communal fees are the number that actually moves
For an apartment or a house inside a gated development, the communal charge dwarfs every tax on the list. A plain block with a stairwell, a lift and some lighting sits at the bottom of the range. A complex with a swimming pool, landscaped gardens, a gym, a gate and 24-hour security sits at the top, and can exceed it comfortably.
- Ask for the last two years of communal accounts, not a headline figure from the sales brochure.
- Ask whether a reserve or sinking fund exists. If it does not, a lift replacement or a repainting will arrive as a one-off levy.
- Ask what share of units are unsold or in arrears. Owners who pay carry the shortfall of those who do not.
- Check whether the developer still controls the committee. Fees usually rise when owners take over and start funding real maintenance.
Municipal, community and sewerage charges
Your municipality or community council bills an annual services fee covering street lighting, cleaning and local administration, and usually a separate refuse collection charge. The regional sewerage board bills separately again, on a rate applied to the property's 1980 assessed value. None of these is large by European standards, but all three arrive annually and all three follow the property, not the previous owner.
Utility connection deposits
These are one-off rather than annual, but they land in the first few weeks of ownership and buyers routinely forget them. Expect a refundable electricity deposit of roughly €150 to €350 with the Electricity Authority of Cyprus, and a water board deposit and connection charge of roughly €100 to €300, higher for a new connection than a transfer. On a new build, meter installation and any developer connection charge are additional and should be identified in the contract.
If you let the property
Letting adds costs this page does not attempt to quantify: agency or management commission, rental income tax, and — for short lets — registration with the deputy ministry of tourism. Ask your advocate and accountant before you assume a rental yield net of anything.
