Transfer fees
Transfer fees are paid to the Department of Lands and Surveys when title passes into your name. They apply to resales. They do not apply where VAT was charged on the purchase.
The bands

The bands are progressive: each rate applies only to the portion of value that falls inside it, not to the whole price.
The statutory reduction
A statutory reduction of 50% applies to the calculated fee. Our statement shows the pre-reduction figure struck through beside what you actually pay, because published guides quote both and the difference is alarming if you do not know which you are reading.
Two buyers cost less than one
The bands apply per buyer. Splitting a purchase across two names halves the value each buyer is assessed on, which keeps more of it in the lower bands. On a mid-priced resale the saving runs to thousands of euros. It is a genuine, legitimate structuring point worth raising with your advocate before the contract is drafted.
When there is nothing to pay
Where VAT was charged on the transaction, no transfer fee is due. You do not pay both. That is why the transfer fee line on a new-build statement reads zero rather than disappearing.
