Transfer fee band thresholds flagged as verification outstanding.
Publishers disagree on whether the thresholds are the round figures or slightly higher ones. We use the majority position and are confirming it with the Department of Lands and Surveys rather than presenting an unverified number as settled.

Transitional VAT regime recorded as extended to 31 December 2026 for a narrower set of planning-delay cases.
Law 109(I)/2026 published. The scope of the extension is contested, so the calculator flags it and refuses to compute it rather than producing a figure it cannot stand behind.

Warning added to the Cap.109 permit line about the foreign-ownership framework.
The Ministry of Interior confirmed it is drafting a revised framework. The timeline figures are unchanged but a buyer relying on them should confirm the current position.

Stamp duty set to zero for contracts executed on or after this date; legacy bands retained for earlier dates.
Law 239(I)/2025 abolished the charge. The legacy calculation is kept because contracts signed in 2025 still carry it, and because buyers who have read older guides look for the line.

Special Defence Contribution on rental income removed from the reference material.
Law 110(I)/2025. It does not affect a purchase calculation but it is one of the reasons older guides are unreliable.

Reduced VAT regime recorded as the current regime: 130 m² and €350,000 eligibility, with 190 m² and €475,000 hard caps.
Law 42(I)/2023. This replaced the earlier 200 m² regime and introduced the all-or-nothing caps that the calculator exists to make visible.
