What buying in Cyprus costs on top of the price
On a resale you pay transfer fees to the Land Registry (with the statutory 50% reduction) and your lawyer. On a new build you pay VAT instead — 5% or 19% — and no transfer fee. Stamp duty no longer applies. Answer six questions above and you get the full statement, including mortgage and currency costs.

Common questions
How much should I budget on top of the asking price?
On a resale, usually a few percent for transfer fees and legal fees. On a new build it depends mostly on whether the reduced VAT rate applies, which can make a difference of tens of thousands of euros. The table above shows typical cases.
Is there still stamp duty in Cyprus?
No. Stamp duty was abolished for contracts signed from 1 January 2026. Some calculators online still add it.
Do I pay both VAT and transfer fees?
No. Where VAT is charged on the purchase, no transfer fee is due.
