What VAT rate is the developer applying, and on what basis?
Has anyone previously claimed the reduced rate on this unit?
What is included at that price — appliances, air conditioning, fitted wardrobes, parking, storage?
What is the reservation deposit, and in what circumstances is it refundable?

About the building

What is the approved covered area on the architectural plans, as opposed to the brochure figure?
Is there a building permit, and is the property built in accordance with it?
Is there a final certificate of approval?
What are the common expenses, and what do they cover?

About the title

Is there a separate title deed for this unit? If not, when is it expected?
Is there a mortgage or other charge registered against the land?
If there is a developer's mortgage, what releases it for this unit?
Who is the registered owner today?

About timing and money

What is the payment schedule, and is each stage tied to a construction milestone?
What is the contractual delivery date and what happens if it is missed?
How long is the snagging period and what is retained until it closes?
Which costs am I expected to pay that we have not discussed?
